2 questions that sort serious AI compute projects

We work on AI compute deals. Over and over, 2 questions separate projects that get built from projects that stall.

1. Who is your anchor tenant? That is what makes a deal bankable. Tenants are the most important thing.

2. Have you done this type of project elsewhere? It's a very quick filter between speculators and industry participants.

It's not about the chip, or about access to the chip. It's whether you're speculating on a future resale without adding immediate value, or whether you have a serious, investment-grade anchor tenant or off-taker. That is how project financing works.
